SEO for Estate Agents

Rightmove owns the buyer. The vendor searching "how much is my house worth" is still winnable, and that is the one that pays.

An estate agency cannot outrank the portals for property listings and should stop trying. The searches that actually generate instructions are different: valuation intent, area research, and the questions vendors ask in the six months before they call anyone. That is the ground where an independent agent can win.

The problem

Why estate agency SEO is a different game

Most agency marketing budgets are aimed at the buyer, who is already on a portal. The money is in the vendor, who is not.

You will not beat the portals on listings

Rightmove, Zoopla and OnTheMarket dominate every "houses for sale in" search with vastly larger domains and live inventory. Competing there is a lost decade. Competing for valuation and vendor intent is winnable this year.

The valuation search is the whole prize

"How much is my house worth", "free house valuation" and "estate agent fees" are the vendor's first moves. Whoever answers those well gets the valuation appointment, and the valuation appointment is where instructions are won.

Area content is your moat

Portals cannot write a genuinely useful guide to a specific street, catchment or commuter route. A local agent can, and those pages pull in exactly the people thinking about moving within your patch.

The map pack still matters for the high street

People do search "estate agents near me" and "estate agents in [town]". A neglected Google Business Profile costs you the walk-in and the phone call, and it is the cheapest thing on this list to fix.

The build

What we actually do for an estate agency

Vendor-side first, because that is where the instruction comes from.

01

Own the valuation intent

A proper valuation page, an instant valuation route where you want one, fee transparency, and content that answers what a vendor actually wants to know before they let a stranger into the house.

02

Area guides that earn their place

A page per neighbourhood you cover: schools and catchments, transport, typical stock, price context and what living there is actually like. These rank, they get shared, and they mark you as the local expert rather than a branch.

03

Google Business Profile and the local pack

Correct categories, services listed, branch photos, opening hours, and a review routine. For a high street agency this is direct footfall and phone calls, not a vanity metric.

04

Vendor content across the whole decision window

Choosing an agent, sole versus multiple agency, what fees are normal, how long a sale takes, EPC and compliance questions. These are searched months before an instruction and they are how you get on the shortlist.

05

Reviews and reputation as a system

Requests at the right moment in the transaction, responses to the difficult ones, and monthly reporting on velocity. Estate agency is a trust purchase with a lot of public scepticism, so recent reviews carry real weight.

Beyond your local area

Covering more than one branch area

Estate agency is where local SEO stops being enough. The moment you cover two towns, the strategy has to change from a single map pin to a content footprint across a region.

A hub per branch, not a list of towns

Each branch area gets its own hub with its own valuation route, its own area guides and its own reviews. Thin location pages spun from a template get discounted by Google and read as spam by vendors.

Regional content nobody else is writing

Commuter belt comparisons, catchment analysis across a county, market commentary for the region you actually cover. This ranks for far more terms than a branch page and positions you above single-town competitors.

One brand, several map pins

Multiple Google Business Profiles managed properly, each with correct categories, hours and review flow, without the duplicate content and citation mess that usually follows a second office.

Recommended plan

Single branch agencies start on Local

One office, one town, valuation intent and area guides. Local covers it. Two or more branches, or a county-wide patch, needs Regional at £1,500 a month. See Regional and National.

Local

Leave anytime. Buy the site outright for £5,000 whenever you like.

Vendors judge you on the site before they ring

A vendor about to hand over the largest asset they own will look at your website first. If it looks like it was built in 2014 and the valuation form is buried, the ranking work is being wasted at the last step.

FAQs

Estate agency SEO questions we get asked

Can we outrank Rightmove and Zoopla?+

Not for property listing searches, and we would not take money to try. The portals have enormous domain authority and live inventory. What is winnable is valuation intent, area research and vendor questions, which is where instructions actually originate.

How long does estate agency SEO take?+

Map pack improvements often show within two to six weeks. Area guides and valuation terms typically take three to six months to settle, and a regional content footprint is a twelve month project. It is a compounding asset rather than a switch.

Do you integrate with our CRM or property feed?+

We can display listings from your existing feed, but we deliberately do not build the site around them. Listings date and churn; the vendor-side content is the part that compounds and it is where we concentrate the effort.

What does it cost?+

Local is £300 a month for a single branch with nothing upfront. Regional is £1,500 a month and is the right fit for multi-branch agencies or a county-wide patch. The website build is included in both.

We are a lettings agency as well. Does that change things?+

The sales side is the focus of this work. Rental and lettings search terms behave very differently, with mostly tenant intent rather than landlord intent, so we treat landlord acquisition as its own content track rather than folding it into the same pages.

Do you work outside Bristol?+

Yes. Built in Bristol, working with businesses across the South West and beyond. The area guide work is tied to your patch wherever it is.

No payment. No call. No pitch.
